我答：
Failure to pay rent is one of the reasons that a lease can be terminated.

有一个经纪提醒说：
是迟交， 不是不交。

 我答：Time is essence. 本来月初要付的钱到月中才付，逾期时就是failure to pay rent. 一次还行，经常性的话要采用办法，而且不要拖，越早行动越好，不然tenant会一而再、再而三。As a matter of fact, eviction starts with a three-day notice：to quit, to quit or cure, to quit or pay rent。

其它的一些办法比如：严格执行late fee penalty； 比如：租期满之前60天give notice for termination or 只租给他们month by month after your current one year is up if you still consider leasing to them. 我必须说，property management is a very challenging business, 碰到强悍的tenant, terminate lease/eviction can be costly. 理对还讲理、认理的tenant管用。但还是必须及时采取行动止损，姑且只会导致更大损失。有时候landlord甚至offer tenant 一点cash让他们搬走！

加州太liberal了，法官非常偏向房客。//sign

我答：

是啊。希望也是渐渐地有所改变。比如for a period of time, CA courts were following a rule of strict liability, holding landlords liable for injuries to others, even when there was no negligence by the owner. Now, proof of negligence is required. I highly recommend property owners to purchase umbrella insurance.
