Add Spouse to Title (在产权上加配偶名字）

上个星期， 我两年前的客户联系我，问我怎么把之前的女朋友现在的配偶加到产权上。

步骤1

获得空白的quitclaim deed表格。你可以在office supply or stationary stores找到。Or check California bar association or San Diego county courthouse website for quitclaim deed form。

步骤2

填写日期，财产地址和Property Description。参考当前契约的Description。

步骤3

将自己标识为both grantor and grantee。将配偶命名为grantee。

步骤4

Specify how you want to vest title. 最常见的是 joint tenancy. 

步骤5 

在公证人面前签署契约。通常UPS store 都有做notary的， $20的样子。

步骤6

寄到county recorder office， document fee is around $20-30. 喏， 这个是San Diego County recorder office 的网站。https://arcc.sdcounty.ca.gov/Pages/recorder.aspx. 加配偶，通常county不会评估转移税。

接下来客户又问我， 怎么把配偶也加到贷款上面去?  这个呢， 就只能做重贷了， 因为银行要qualify新人。 当然， 首先还是找现在的lender确认一下。
