How to Fill Out Change of Ownership Report Escrow Document

房子 close 的前一、二周， escrow company 会寄给 buyer 一个 escrow package to fill out, sign and return。其中除了 title vest 那页纸以外， 另外一个两页纸的、escrow 用于向 county record 的文件， 客户都会打电话咨询有些选项该怎么填。 现统一作答。

两页纸如下。

这一页上除了填写 Close 以后的Mailing Address 以外， 如果是自住房， 别忘了 check YES to "This property is intended as my primary residence"， 并且写明 Date of Occupancy or intended occupancy。 凭这个， 你付 Property tax 的时候， 有 $7000 的 home owner exemption。接下来的 Part 1. Transfer Information, 如果是 new purchase, 都 check NO。

第二张， Part 2.A. 通常 Date  of transfer is the same date of recording date, 所以 leave it blank.
Part 2.B. and C. 如图所示， check Purchase and No.

Part 3, 如果是贷款， check "New loan". Part 3.A specify "Total purchase Price", "Down payment" and "Interest rate". Part 3.A 那里三个填 $ 的地方应该都是填写 0 的。 Part 3.B, check Through real estate broker. Broker name: Abacus Properties Inc. Phone number: 858-344-8478.

Part 4.A, 选一项， 通常是 Single-family residence 或者 Condominium。Part 4. B、C、D通常都是NO。E通常是选 Good 或者 Average.

最后在 CERTIFICATION, 别忘了签名， print name和日期等。
