HELOC Vs REFINANCE

 有prospective borrower 联系我,说我想做equity line on primary residence, 这样我想用的时候才付利息,不用的时候不用付利息

听上去很好啊!但是:假如你是拿equity line准备换房或买投资房, majority investors will count 1% of the full line amount into you debt to income ratio 就算你根本没用这个equity line if the heloc is unseasoned! 假如你本来DTI就紧了,这不雪上加霜吗?


我得出的人生经历和教训是:不要算得太精准,太精准了往往让你自己心力交瘁,把自己送坑里了,稍微宽松点,人舒服很多。象上面这种情况,做个no closing cost CASH OUT REFI 就搞定的事,要是做了以后没处花,put back as principal payment 不简单多了吗?😃
