我随便用手机拍的没有经过任何处理的照片都这么美,  换了专业摄影师拍，估计是美仑美奂了。

Point Loma的Cabrillo National Monument卡布里歐是國家保護地。Cabrillo國家保護地相當熱門，是美國Most-Visited National Monument最多人拜訪的國家保護地之一，5號在Rosecrans St下往南，右轉Lytton St往西直行即是。Point Loma是往南突出太平洋的海岬，高海拔的Point Loma Peninsula半島由北向南延伸屏敝聖地牙哥灣西側，海灣南側是Coronado Peninsula半島。1542年葡萄牙探險家Cabrillo航海到達加州Point Loma，是歷史上歐洲人首次在美國西岸登陸，Cabrillo在後續航行中過世，埋葬在Channel Islands National Park的San Miguel島上。Cabrillo遊客中心播映Cabrillo海上航行影片，遊客中心東側有Cabrillo Statue銅像，由葡萄牙政府捐贈，位於山丘制高點數百呎高峭壁上，景致絕美，


一覽整個San Diego Bay聖地牙哥海灣，是聖地牙哥縱目遠眺風景最寬廣的觀景點，視野遠達市區、海灣、海軍基地等，遠處墨西哥Rosarito Beach海灘旁高聳旅館群，也有各式軍艦、遊艇、遊輪、船舶、甚至鯨魚等，眺望點設置有軍艦、軍機辨識的解說看板，下午傍晚順光適合往東遠眺Downtown San Diego市中心。

Cabrillo國家保護地中間山丘上Old Point Loma Lighthouse燈塔建築於1855年，是聖地牙哥的代表性地標之一，美國西岸早期八個燈塔之一，但因為海拔過高容易被雲霧遮住，後來在往南最尖角再建Point Loma Light Station新燈塔，老燈塔則在1891年停止使用，因此原因，Old Point Loma Lighthouse是很少見能維持19世紀當時樣貌展覽的燈塔。從老燈塔稍往南Whale Overlook高地是適合遠眺賞鯨的地點。

Cabrillo國家保護地是美國西岸最適合從陸地賞鯨的地點，Cabrillo遊客服務中心會播放鯨魚相關影片，大體從十二月中旬到三月都可能看到鯨魚，一月中旬是最高峰，最好攜帶望遠鏡，在季節的時候一天24小時都有機會看到鯨魚，但Whale Overlook因位西岸向西眺望，而太陽由西方落下，所以傍晚海水反射夕陽不是個適合賞鯨的時機。雖然鯨魚有可能游到海岸邊，但大部分是在距離海岸約0.75英哩的海藻床上，注意鯨魚的Blow或Spout噴氣，意思是當溫暖潮濕空氣從肺部呼出，遇到海面上的冷空氣，形成濃密柱體，灰鯨可噴氣15英尺高，為時約五秒，大約是潛游3到6分鐘，然後浮起，連續做3到5個噴氣，為時約30到50秒，持續重複。
 

Cabrillo國家保護地海岸最西有潮間帶Tidepool Access潮汐池，低潮時看到很多稀奇古怪的水下生物，如海葵、寄居蟹、螃蟹、海星、海膽、海兔等，需行駛Cabrillo Rd往下到海邊停車場，道路繼續行駛還有觀景點。

第一次去Point Loma, 是从8号西面入口, 经过Catalina到Cabrillo Memorial, 观察到Catalina 两旁的房屋都为一层的旧建筑,   偶尔间隔着几间重现改造过的房子。







Lytton St.

第二次从downtown经由Pacific Highway, 再转到Lytton St, Lytton St上的房屋的档次就不一样了。虽然同样是紧靠马路，估计玻璃再厚，都会有噪音，但沿路的房子大都经过精致翻新，有两层，也有单层。老美的房子，如果外面那么精致，那里面布置的考究程度一定胜过外观。想起老爹曾调侃过我，住在城市的郊区偏远地区，是啊，近市区的豪宅要的就是出去的喧嚣和热闹。 想想纳闷，为什么在中国生活在车水马龙的我们，到了美国，一点噪音都不能忍受。是老了吗？


Cabrillo Memorial的道路南北两侧是180度海景。可面海的最好的位置，是Fort Rosecrans National Cemetery, 葬的都是老兵。面向大海，春暖花开，这么好的景色， 也算是让这些灵魂得到安息了吧。

手机的信号到了Tidepool就变成墨西哥境内成国际漫游了。到了Cabrillo National Monument
Visitor Center就没有信号了。

吃饭附近没有发现特别好的，去了不到10分钟车程的Downtown Little Italy. Indigo Grill in Little Italy属于Cohn Restaurant Group， serves modern Latin cooking in funky, rustic-chic digs。 Its modern décor including an outdoor fire pit is awesome!




Know Your City （一、Coronado Island）

圣地亚哥是个看海的城市，如果你真的喜欢海，它让你欲罢不能。

以下是从一个旅游博客的截文。

5號公路繼續往南，轉CA75往西，就行駛上San Diego著名的Coronado Bridge科羅那多大橋，連結陸地和Coronado Peninsula
科羅那多半島，穿越San Diego Bay聖地牙哥海灣，疾駛而過俯視風景如畫的海港城市。Coronado Bridge在2008年前都是The  longest box girder in the world世界最長的箱樑式橋樑，特色在於Coronado Bridge跨海大橋高度超過兩百多英尺，特別為美國海軍航空母艦穿行所設計，船隻可穿行無礙，大橋特別在海面上轉了九十度，這是為了避免高度爬升過快坡度過陡，增加距離緩衝。

過Coronado Bridge大橋後直行，在Orange Ave左轉，直走右側是Hotel Del Coronado科羅那多旅館，濃郁西班牙風情的百年旅館，是The second largest wooden structure in the United States美國第二大的全木頭結構建築物，僅次於個停機棚，建於1887年是當時The largest resort hotel in the world世界最大的旅館，是國家歷史地標。Hotel Del Coronado是全部由手工搭建而成的紅屋頂白牆龐然大物，尖塔型屋頂未曾使用一根鐵釘，使其在美國建築史上有重要地位。復古鍍金的鐵籠電梯，有人服務開關拉門，透過鐵絲網可見內部上下。Hotel Del Coronado是裝置The world's first oil furnace世界第一座油火爐，也是The first hotel in the world to have electric lighting throughout世界上第一家用電燈泡照明的旅館，由Thomas Edison愛迪生親自檢查指揮裝置，1904年12月24日時，愛迪生並在旅館外草坪，安裝The world's first electrically-lighted outdoor Christmas tree世界第一棵在室外用燈裝飾的聖誕樹，當年的聖誕樹位置有牌紀念。

Hotel Del Coronado是歷任總統、富商、明星下塌之處，英國國王King Edward VIII愛德华八世在這裡第一次遇到美國平民Wallis Simpson，最終不愛江山愛美人拋棄英國王位，下台成為Duke of Windsor溫莎公爵，被稱是The romance of the 20th century二十世紀的羅曼史。歷史上性感尤物Marilyn Monroe瑪麗蓮夢露的代表電影Some Like it Hot熱情如火背景著Hotel Del Coronado，是五十年代最具代表性的喜劇電影，被美國電影學院評為歷史上最好笑百部電影排名第一。Hotel Del Coronado旅館內有約十家餐廳，其中1500 Ocean高級餐廳酒吧是極好的太平洋畔欣賞日落用餐所在，MooTime Creamery冰淇淋本店在Hotel Del Coronado附近，後來Hotel Del Coronado請MooTime Creamery在旅館內開設分店，販賣Hand-crafted Ice Cream手工冰淇淋、Yogurt優格、Sorbet冰糕。Hotel Del Coronado旅館後方的Coronado Beach科羅那多海灘是Public Beach公眾海灘，對一般大眾沒有任何管制，穿越旅館或從旅館南面繞過去，就可同時看到漂亮海灘和旅館，許多夏日婚禮在綠地上舉行，海岸旁有游泳池。Coronado Beach海灘多次被評鑑為美國最好的海灘之一，幾乎在美國西岸最南，即使冬季也可躺在岸邊讓暖洋洋的陽光照在身上，不過冬季海水還是挺涼的，不適合下海游泳，但有Skating by the Sea海灘冰刀場，在閃閃發光的太平洋海灘旁。自行開車在Hotel Del Coronado旅館前右轉Rh Dana Pl立即有個付費Coronado Plaza地下停車場距離近，大部分遊客是繼續往前到Ocean Blvd，沿著海岸和另一側住宅區路邊都免費停車，但離旅館要走段路。Hotel Del Coronado付費公眾停車場相當昂貴開過旅館在高樓群中右轉Avenida De Las Arenas有Coronado Beach公眾停車場，免費停車但不大很容易滿，再往前Avenida Lunar右轉還有少量公眾免費停車位而Hotel Del Coronado前的Orange Avenue街道是段熱鬧的濱海餐飲購物區，約從旅館前的Adella Ave往北到9th St間的幾個街區，聚集眾多精緻加州海灘感覺餐廳，可以來這裡用餐逛街，有前述MooTime Creamery冰淇淋，這個區域停車多是街道巷弄路邊投幣停車，少數店家有自有停車場，在Isabella Ave分岔有段頗大的投幣停車場

Coronado的房子比San Diego大部分地区的贵，平均在$500-700/sqft之间。

Coronado也是美国的精英海军基地，Bin Laden捕杀成员就是来自Coronado的Navy SEALs。

Pacific Highlands Ranch 更新 （1）：新房开发深度信息

Pardee继WaterMark之后，今年四、五月又相继在Carmel Valley Rd的东面推出Verana, Canterra和Casabella（见图1）。

Canterra offers 4个bedrooms, 3-4 baths, 2077-2588 square feet, 2 bay garages, 三个 floor plan， 有small court yard, 但没有后院，车库在后面和邻居的车库面对面（叫做alley loaded, just like Portico in PHR)。售价90万起。

Casabella offers 4-5个bedrooms, 3-4 .5baths, 2134-2824 square feet, 2-3 bay garages, 四个 floor plan， 后院大概在4000-5000sqft，mid 90万起。


Verana offers 4-6个bedrooms|3-4 baths, 2645-3518 square feet, 2-3 bay garages, 三个floor plan， 售价100万起。我个人喜欢的是2B，3138sqft, 4 bedrooms, 3.5 baths, downstairs has one den on the entry as office, and one guest suite with its own bath facing the backyard.

以上三个盘都属于Carmel Valley学区，小学是Ashley Falls, 初中either Carmel Valley Middle或是Pacific Heights(今年九月份入学七年级）。 高中是Torrey Pine或者CCA。 CCA目前还是抽签入学，但是学区board已经收到很多居民的complaints，目前正在under review， 不知以后会不会改变。

现在你开在Carmel Valley Rd上， 右手边上都是dirt road, 好几块地都在开工。那么除了Pardee的，也有另外一些SFH和town homes在建(图2）。

A是Taylor Morrison Home Corp. 去年年初从Lin Family Trust of La Jolla购买的28.79 acre的地，this is a single family home development called The Elms and The Ivy. It will be a mix of alley loaded homes (like Portico) and traditional homes with garages in the front。 一共174 houses， 其中146个是市价房，28个经济适用房。The site is on the north side of state Route 56, south of Carmel Valley Road near Carmel Valley。 现在还没有定价和销售，但昨天我打电话给他们把我的客户放到notification list上了，一有消息他们就会通知我。

1. B is owned by Mr. Lin.  He will eventually develop multifamily just north of Airoso, and probably some sort of mix of multifamily and office in his section that will fall to the west of Village Center Loop Road.  Village Center Loop Road will eventually go through and meet up with Carmel Valley Road at Zinnia Hills Place. He is not doing so now, so the road is not currently being built。

目前还有在开发的是D。这一块是从56号一下Carmel Valley Rd的紧右手。D由两部分组成。The very south end of the parcel, Wermers 正在开发，叫Carmel Cielo。 Two-story multifamily buildings。 一共 197 units，it's for families earning 50-60% AMI。应该是lease only的。昨天打电话去问，还没有确认。The northern section of the property will be 280 market rate townhouse apartments.  The two projects will be connected by an internal road, but they are under different ownership and have different builders.  

说到经济适用房，不管是租是买，它是由政府补贴的，所以对收入有要求。通常都要求AMI在60%以下。下表是30%-60%的AMI（Area Median Income)。 Some apartment communities allow for higher incomes. So inquire with individual property managers to determine the maximum income limits for existing properties.

Portico对面的shopping center 还在继续建设之中，目前StarBucks, Trader Joe's 和Panera已经启用。上个月星期天晚上在Panera Bread用餐，人气很旺。

求助 condo楼上漏水

Q: 我居住的condo楼上漏水，我去敲他们的门，没人回应。请问我应该怎样做去通知他们
，让他们关掉水来源？另外地毯湿了，怎么办？

A：如果楼上有过失（比如说忘了关水龙头）楼上的保险负责，但是如果是非人为因素（比如说水管自己爆了之类的原因）楼下的要用另外的保险来修。

如果是condo/apartment, 首先是找HOA. HOA's master insurance usually covers the
walls and internal structure, but it doesn't cover personal properties. Carpet is
personal property. 如果HOA不cover，或者没有全部cover, 那么if he owns这个
condo，那ta应该是买了HO-6 home insurance的，就用HO6的coverage来cover, HO6 shall covers both structures and personal properties。 If he rents ,and if his
landlord purchased rental insurance, owner's rental insurance should cover walls
and structures and all that, but will not cover tenant's personal stuff, 那
么比如家具、地毯等应该用tenant的renter insurance (if he has purchased
one)来cover。 关于renter insurance, 所有的lease agreement都注明tenant应该自
己买。很便宜的，大概几十块一年。

这么多if,看明白了吗:-)

房屋检测的重要事实 （二）

Agent, 买房的各位童鞋，请注意，如果你买卖的房子是在1978年到1994年之间built的， 那么有可能internal水管是Polybutylene的。加州的房子，在那段时间extensively used polybutylene  which is a plastic piping system。下图是它的typical look。 虽然也有白色和黑色，但大部分都是灰色的。

 

During the past years, Polybutylene caused leaks of substantial water damages. Lawsuits against the manufacturers在1995年得到了settlement。Although manufacturers have never admitted that poly is defective, manufacturers同意fund the Class，所以大部分的homes, town homes and condos都基本得到补偿进行了repipe。就我所知，10年之内都有funding。 剩余漏掉的那部分，估计如果有漏的话也换掉了。就算没有换，repiping就相当于recarpeting，并不复杂。

对于buyer agent, ask the listing agent if the home has poly. If it does, ask if they are going to replace it with copper or reduce the price of the home. Agent也可以在conduct visual inspection的时候注意查看under the toilet and kitchen sinks as well as the water heater for gray pipes. 最后也可以叫home inspector确认。Most home sellers are willing to at least split the cost.

对于seller agent, keep in mind, homes with copper sell faster and with much less headaches, so talk to your seller, explain the issues, let them know that an average replumbing takes about a week. Most importantly, they will now be able to feature a home with copper and a 40 year warranty. That's a powerful selling point. Repiping的cost, is about $2000-3000 for a condo, $4500 for a 1500sqft SFH and $8000-9000 for a SFH of 3000 sqft.


编后按：我自己2010年买的一个投资房，是1988年建的，当时房屋检测时inspector说在楼上阁楼里看到poly, 认为这个condo用的是poly, 还连连说"cannot believe the original poly is still working"。 昨天和tenant打招呼，进去自己check the water heater、bath and kitchen sink的接口，都已经换成铜管了。阁楼里的两段poly, 一拉就出来了，根本没有接上，估计是当时repipe后没有dispose留下来的。看来有些inspector也可以不是那么懂的。






 

房屋检测的重要事实 （一）

代表Buyer的时候，每一次Home Inspection我必在场，亦步亦趋，问这问那，往往很多Buyer没想到的问题我都想到提到。久而久之，home inspector都开玩笑说我都成半个inspector了。

所以就琢磨着和大伙儿分享。

首先是inspector的选择。通常你的经纪人会提供几个inspector供你选择。我一般提供给我的客户两个，第三个我让他们自己去找， 朋友的推荐也好，网上的推荐也好。然后三个之中选一个。当然很多时候我的客户说他们很忙，叫我安排就行了。

其次我要说的是，general inspection has a lot of limitations. 比如，他们只测试一个component或一个system现在是否work, but is NOT required to determine the remaining life expectancy of system and component; 比如，如果屋里屋外的地方他们不能access, they are NOT required to determine the condition of systems and components that are not readily accessible; 比如，很多inspector不爬屋顶，因为他们并非licensed roofer, 瓦片踩碎了怎么办？他们基本是visually inspect the tiles and concrete; 比如，they are NOT required to tell you the method, material and cost of a repair or replacement; 又比如，他们不测soil condition, structure and foundation.

那么，他们到底测些什么东西呢？他们测过去可能发生过和现在正在发生的leak；他们测interior drain, waste, and vent systems；interior water supply and distribution systems  (plumbing)；他们测家电、冷暖系统是否都工作(home appliances and HVAC)，他们测各种布线是否符合规定(electrical)，他们测garage door是否符合安全规定。他们对有safety concern的东西特别重视。他们测insulation和ventilation。

很多情况下比如plumbing和electrical, 他们告诉你问题，但不require提供原因和解决办法。还有如果他们在测试中发现大片的cracks on the walls, windows, joining parts, and ground, 他们会建议你找geo inspector对foundation, structure和soil做进一步investigation (Engineering Inspection)。顺便说一下，做Engineering inspecton有名的是DeBerry.

Home inspection是个相对松散的行业。In some states, there are no requirements to being a home inspector。 Look for affiliation with groups such as NAHI, the National Institute of Building Inspectors, and theAmerican Society of Home Inspectors. These are some of the most reputable inspector associations, and their Web sites have a “find an inspector” service to locate a member in your area. http://www.homeinspector.org/Standards-of-Practice specifies the standards of member practice and what's included and excluded.
