求助 condo楼上漏水

Q: 我居住的condo楼上漏水,我去敲他们的门,没人回应。请问我应该怎样做去通知他们
,让他们关掉水来源?另外地毯湿了,怎么办?

A:如果楼上有过失(比如说忘了关水龙头)楼上的保险负责,但是如果是非人为因素(比如说水管自己爆了之类的原因)楼下的要用另外的保险来修。

如果是condo/apartment, 首先是找HOA. HOA's master insurance usually covers the
walls and internal structure, but it doesn't cover personal properties. Carpet is
personal property. 如果HOA不cover,或者没有全部cover, 那么if he owns这个
condo,那ta应该是买了HO-6 home insurance的,就用HO6的coverage来cover, HO6 shall covers both structures and personal properties。 If he rents ,and if his
landlord purchased rental insurance, owner's rental insurance should cover walls
and structures and all that, but will not cover tenant's personal stuff, 那
么比如家具、地毯等应该用tenant的renter insurance (if he has purchased
one)来cover。 关于renter insurance, 所有的lease agreement都注明tenant应该自
己买。很便宜的,大概几十块一年。
